At HOLZsud, our urban design ethos embraces flexible floor planning, adaptable building structures, and diverse uses, densities and heights throughout all new urban development. The perennial challenge, however, is the pervasive dichotomy of places ‘becoming’; what goes first, the big institutional or the small agile?
In collaboration with Peter Richards, Director, Deicke Richards, at HOLZsud we continue to develop block models which enable quick conceptualisation of urban designs for green, brown and/or grey fields. These models are based on commercially-proven projects and include standard block dimensions, within which a variety and mix of terraces and towers may be built over time.
Each tower includes 2-3 storey ‘integrated’ and sleeving terraces at ground and podium levels. ‘Independent’ terraces are typically built first, separate from the tower site ideally located towards the southern end of the block; this siting enables convenient construction access to the tower from three streets and a lane, as well as minimises the tower overshadowing nearby properties. When constructed of lightweight materials such as wood, mid-rise terraces+towers can also be built quickly and quietly.
